French property: What does T3 and T5 mean in property descriptions?

I’ve looked at different types of apartment and house on French property websites. I realise that T means “type” (or so I believe). But what is each type – and how can I find out more? Is there, for example, a website with diagrams or drawings?

answers:

A T3 is an apartment with three rooms (normally, a livingroom and 2 bedrooms), a T5 is an apartment with 5 rooms (normally, a livingroom and 4 bedrooms). A bathroom or a kitchen doesn’t count as a room. A F1 is a studio.

Charles asks…

Hi,My husband is dying we have a french property and no will.Do i have to inform them of his death.Or on sale?

French sucssesion law states that the husbands half of the property is to be divided between your children, this is not a problem but two of the children are miners it would be nice to keep the house so we can take holidays together,i thought if we kept quite we would not get into any taxes yet, only then when we want to sell at a later date we would pay the tax then, but i dont know if this is legal only that if we all dont want to sell maybe we can just carry on as before?

answers:

I would seriously consider getting advice from a British Law firm, if you are British that is I dont understand why you dont have a will though, do you have one for your permanent home? Anyone who owns anything should have a will, if you are a resident of the U.K. Or Ireland I think the will you have there should count but you must seek advice before you risk loosing anything. Anyway as you say, you would like to keep it and use it which is great for you all but should’nt you sort out the legalities now in case the unfortunate happens to you? ~Where would your children be then with a property in France that they may not inherit? Do check it out ring up a firm and they may even tell you for free. You can still make a will while your husband is still with you, there are legal protocols to allow for this if he can still comprehend. Good luck.

French property law – tenant has not paid rent?

I have rented out my flat is France but the tenant has not paid for 4 months. What steps do I have to take to evict him? Please only reply if you actually know about french property law. Many thanks!

answers:

2 days and you have not received an answer. Try giving a 3 day notice to pay or quit. If the french rental laws are like ours you would then need to evict them.

Paul asks…

Why are French rental property agencies so slow at responding to inquires?

I’m getting quite frustrated.
My partner and I have been inquiring about apartments in Avignon for over a month now and still no response. Without accommodation, our visas will not be accepted! And time is running out before we have to send it off :( Don’t worry all communication has been done in French. We’re Australian and staying there for 6 months for study.

Does anyone know good rental property websites for Avignon???? That will respond quickly too :) ??

answers:

You may try also to get in touch directly with apartment owners listed by the Avignon tourist office since most holiday apartments are open the whole year.

You may choose accommodation in town, in the country, in the villages,…. (also include b&b).

Details (Email address, websites, phone numbers,…) are mentioned so that you may get answers quickly.

Otherwise, here is the list of local property agencies, as stated in the Avignon city website

http://www.avignon.fr/fr/pratique/logement/agence.php

(the site is also in English, but this page is available in French only)

Hope this may help you
.
